General

The layout and implementation of the houses is just a variation on the various possibilities. It is possible, together with our team, to adapts your house to your own individual whises. This is possible up to the realization phase.

 

Foundation

Foundation adapted to the prevailing soil condition.

 

Building carcass

Type of construction: Massive construction.

 

Walls

Cellar: External reinforced concrete, internal lime sand masonry.
Ground and upper floors: External reinforced concrete or brick walls, internal brick walls, non-supporting walls in light construction.

 

Roof construction

Main building with gabled roof; subsidiary buildings with pent or flat roof.
Main roof with roofing tiles; plumbing work in copper.

 

Facades

Concrete or brick walls, energy-saving exterior insulation in accordance with the guidelines of the MINERGIE Standard; ventilated timber cladding in all storeys; Natural stone covering in the base area.

Windows

Wooden windows with energy-saving triple insulating glazing.

 

Sun protection

Composite Venetian blinds on all windows. Articulated arm awnings on balconies.

 

Electrical installations

Installations in accordance with currently applicable regulations.
Central main distribution board, with sub-distribution to each apartment. Multimedia cabling in living rooms and bedrooms according to budget situation. The installation can be expanded according to the client’s wishes.

 

Heating

Central heating with environmentally-friendly and renewable energy source sub-stations for each house. Heat distribution with adjustable under floor heating or radiators in all heated rooms. Individual temperature measurement.

 

Ventilation system

Comfort ventilation with heat recovery in accordance with the guidelines of the MINERGIE Standard in all living areas. With the comfort ventilation system the living and sleeping areas are supplied with fresh air, while at the same time the extraction of air from sanitary areas is assured.

 

Sanitary installations

Sanitary areas are provided with water distribution and hot water processing. The hot water is processed in conjunction with the central heating system.
The Installation and equipment on the different floor levels can be specified according to the wishes of individual clients and budgetary considerations.
Connections are provided in the utility rooms for washing machines and tumble driers. The appliances themselves are provided according to budgetary considerations.

Lift

Lifts for the carriage of persons are provided in each of the apartment blocks and these are sized and equipped to cater for the requirements of handicapped passengers.

 

Construction

Floating sub-flooring with footfall sound and thermal insulation for the acceptance of ceramic coverings in the sanitary areas and parquet or textile coverings in the living areas.
Walls: Base and finishing plaster coats in the living areas, part coverage with ceramic tiles in the sanitary areas to suit client’s budget. Individual styles can be provided.
Ceilings: Base plaster and smoothing plaster coating on all floor levels. Timber cladding in the upper storey. Individual requirements can be specified.
Arrangements have been made for the provision of a fireplace/chimney for the installation of a Swedish stove.
Floor coverings can be specified according to budget, such as ceramic tiles in the sanitary areas and kitchen; parquet or textile coverings in the living and sleeping areas.

 

Surroundings

Basic planting with indigenous plants and floral areas, to suit the elevation. Footpaths and open areas with marl or block paving. Access road with asphalt surface.
